List Of Estates in Kisumu City

This is a list of all estates in Kisumu. Kisumu is the third largest city in Kenya, after Nairobi and the coastal city of Mombasa. Kisumu city is perceived to be one of the oldest settlements in Kenya with an estimated population of 397,957  people. It is the capital town of Kisumu county which is headed by Governor Anyang’ Nyong’o. It is mainly dominated by the Luo community which is well known for producing one of the best intellectuals and academic scholars in Kenya.

Here is a list of all the estates located in the lakeside city, from the leafy suburbs to the informal settlements better known as slums.

1.Milimani estate

This one of the finest estates in Kisumu, which boasts of bungalows and maisonettes with sizeable compounds. It is a low-density residential area which is mostly associated with the rich and mighty in Kisumu.

2.Kenya RE

It is one of the most organized estates in Kisumu that boasts of a complete shopping center with almost every business located there. Most of the compounds in this estate are gated, thus making it one of the safest estates in Kisumu. The estate is just a stone throw away from the Central Business District. Matatus plying the estate charge 20 shillings to the CBD.

3.Riat hills estate

It is one of the best posh estates in the lakeside city. The estate is surrounded by mansions and bungalows with well-manicured gardens. It is mostly associated with established business people and politicians in Kisumu. The estate is located along the Kisumu Kakamega Road, on your way to Kakamega, just before you reach Kibos area.

4.Lolwe estate

The estate was once a deserted bush before property developers came in to transform the entire area with magnificent buildings. It is a middle-class estate located just a kilometre from the Central Business District. It is located adjacent to Migosi estate and Kenya Re.

5.Migosi estate

It is an upper middle-class estate which is highly preferred due to its close proximity to town. The estate extends from the Kondele junction all the way to the neighbouring Kenya Re, carwash and Lolwe estates.

6.Polyview

This estate lies on a large parcel of land that was once a public cemetery during the 1980s before its transformation. It is a middle-class estate with modern storey buildings that will charge you an affordable amount of rent.

7.Mamboleo estate

It is a middle-class estate located along the Kisumu-Kakamega Road. It borders other estates such as Riat,Kibos and Migosi. The estate boasts of one of the largest malls in Western Kenya, the Lake Basin Mall that harbours a variety of businesses and services.

8.Manyatta estate

The estate is situated along Kibos road. It is characterised by houses developed using muddy soil, thus rent in this estate is quite cheap to the low-income earners. Insecurity is quite a problem in this estate due to the numerous informal settlements located there, which harbour criminals.

9.Nyalenda

Nyalenda estate is an established slum suburb in Kisumu, that harbours many informal settlements. The area is dominated by hustlers and low-income earners. Poor access roads and insecurity is among the major challenges that residents of this estate are faced with.

10.Obunga estate

It is one of the biggest slums in Kisumu, with an estimated population of about 20,000 people. It is located in the northwest part of the lakeside city. The area is dominated with muddy houses and shanties. Sanitation and insecurity issues are the major challenges that are associated with this slum.

11.Nyamasaria estate

The estate is located in the outskirts of Kisumu, on your way to Ahero. It is an estate that is partly dominated by the rich and the low-income earners who have constructed houses developed by muddy soil.

12.Bandani estate

It is a middle-class estate that covers the areas around the Kisumu International Airport. Rent is affordable in this estate. The only disadvantage is that it is somehow far from the Central Business District.

13.Kondele estate

The estate lies at a junction of the Kisumu-Kakamega Highway and Kibos road. Kondele estate is also a confluence of other Kisumu estates which include; Kenya Re, Migosi, Manyatta, Mambo Leo, Manyatta and car wash. The estate has been rocked by violence in the past years over election disputes, thus hindering the progressive growth of the potential business hub.

14.Tom Mboya estate.

The estate is adjacent to the Kisumu Kakamega Highway, and about 200 metres from Kibuye market. It is an affluent estate dominated by bungalows and high edge compounds with well-manicured fences. The estate is associated with the rich and mighty in Kisumu.
